In-Depth Acquisition Analysis
Our In-Depth Analysis includes several key components:
Stress testing to determine if the property can meet financial obligations with 60% or less occupancy
Modeling operating reserves to ensure coverage for over 8 months of no income in extreme scenarios
Projecting conservative returns upon exit
Verifying renovation and value-add plans based on local trade rates and expertise
Estimating occupancy rates below market standards
Planning a conservative timeline for stabilization

Buying Criteria
Value Added Strategy
We look for opportunities to enhance property value and profitability through renovations, operational improvements, and increased occupancy rates
Class
Class B and C
Area
Our main focus is Florida’s east central coast (i.e. Daytona, Palm Bay, Melbourne, Titusville, Cocoa, Rockledge) and Jacksonville
Tract Median Income
We target areas with a Tract Median Family Income above $45,000 and a city population exceeding 20,000
Year Built
We target properties constructed in the 1970s or later.
No Flood Zone
Buying in a flood zone increases costs, risks property damage, and can lower property value.
Size
15-60 units, no mixed used and a valuation of $1M-$10M.
Electric Breakers
We target properties that do not contain electric breakers of the following types: Zinsco, Stablok, or Federal Pacific (Fed Pacific)
